
External Fire Risk Assessments

The need to inspect building exteriors and facades in relation to fire safety was highlighted by the Grenfell Tower fire in 2017. In the aftermath of the disaster, the government revised Approved Document B: Fire Safety and published subsequent advice notes, reinforcing the existing standards. The revised guidance was then enshrined into law by the Fire Safety Act 2021, which makes the Responsible Person (Building owners and managers) legally accountable for ensuring that the requisite checks and inspections are properly undertaken.
These demands are most stringent for high-rise buildings over 20 metres, with a particular focus on residential properties.
MAF Associates is one of only a few UK consultancies in the UK that is qualified to undertake external fire risk assessments, in addition to the more familiar internal assessments. Many fire risk assessors will need to outsource the external inspections, which will lead to increased costs and complexity.
We conduct Fire Risk and Appraisal inspections and reporting in line with the Fire Safety Order 2005 and the Fire Safety Act 2021, based on current PAS 9980 guidance.
Once the external fire risk assessments are complete, we consult with building owners and Responsible Persons (RPs) on any remediation measures, including short- and long-term solutions.
