What is PAS 9980:2022 & What Does it Cover?
PAS 9980;2022 provides guidance and recommendations, for evaluating the fire risk associated with wall construction and cladding in multi-story residential buildings that house multiple occupants. To put it simply it helps assess the likelihood of a fire spreading through or within the walls of buildings. This assessment, referred to as a Fire Risk Appraisal of External Walls (FRAEW) serves a purpose.
The primary objective of an FRAEW is to determine whether there are any fire hazards in the wall structure that pose risks to the residents of the building. If such risks are identified PAS 9980 offers suggestions for actions to mitigate or eliminate these risks based on the circumstances of each building.
This standard is relevant in situations where there is a suspected risk associated with how the external walls are constructed especially if they contain easily combustible materials. The findings from an FRAEW play a role in informing fire risk assessments (FRAs) for types of buildings such as multi-story residential complexes, student accommodations, specialised housing and even converted apartment buildings. These assessments facilitate the development of evacuation plans, to those used in purpose-built apartment blocks.
