The EWS1 form is designed for residential properties such as blocks of flats, including private blocks and those owned by housing associations, social housing providers, student accommodation, dormitories, assisted living, care homes and HMOs.
The process that culminates in a signed and certified EWS1 form is laid down by the UK government, providing a clear pathway for a Responsible Person to confirm that any external wall systems on residential buildings have been assessed for safety by a qualified expert. The EWS1 process delivers assurance for lenders, valuers, residents, buyers and sellers. The process was developed through extensive consultation with a wide range of stakeholders including fire engineers, lenders, insurers, valuers, and other relevant stakeholders.
The process involves a qualified professional from the MAF Associates team conducting a Fire Risk Assessment on the external wall system, before completing and signing an EWS1 form. The validated form needs to be renewed every five years.
MAF Associates holds the relevant insurance and qualifications to complete both Option A and Option B of the EWS1 form. Where combustible materials are found to be present in the external wall build up, this will include a review of the report by a Chartered Engineer within a professional institution recognised by the Engineering Council.
